When Colorado property owners need commercial roof repair or a complete commercial roof replacement, they quickly find that there are dozens of potential contractors they could work with. 

And, they all seem to promise outstanding workmanship, fair prices, and integrity in how they run their businesses. This all raises an important question: What should you be looking for when selecting a commercial roofing company to work with in Colorado?

But, it’s important to note that we wouldn’t have managed to stay in business as a roofing company since 1993 without learning what is truly important in the roofing industry. In our 27+ years of repairing and replacing commercial roofs in Colorado, we’ve learned as much about how to run a roofing business as we have how not to.

In this article, we’re sharing with you a bit of what we’ve learned along the way, so you can make a more informed decision about which roofer to choose for your commercial roofing project. 

First Things First: Check for Accreditation

Before you consider any other aspect of a roofing company, inquire about licensing, insurance, and affiliations. 

A reputable, high-quality commercial roofing operation should have no problem immediately providing proof of their license to work in the state of Colorado as well as documentation proving their current insurance coverage. 

Also, check to see what their industry-specific accreditations are. Are they a certified installer for a specific brand? If so, which ones? Do they belong to any regional trade organizations, including the Better Business Bureau? 

Most of this information should be readily available on the company’s website. If it’s not, don’t be afraid to ask for it. 

Examine the Reviews

It almost goes without saying in today’s day and age: virtually every company older than a few months probably has at least a few online reviews. Google Reviews, Yelp, and other online platforms give you a great opportunity to see what other customers have to say about the roofer you’re considering. 

Thoughtfully read the available reviews and take note of any negative feedback especially as it pertains to commercial roofing projects.

When conducting your due diligence online, don’t forget to ask for referrals! A credible commercial roofing contractor should have no problem providing you with at least a few recent customer referrals. Contact at least one or two referrals and as the following questions: 

  • What is your overall opinion of working with X company? 
  • What did they do especially well? 
  • What could they have done better?
  • Would you hire them again? Why or why not?

As glowing as referrals may be, don’t let them be the single deciding factor for your decision. Take the entire picture into consideration before you make your choice. 

Ask about Safety

Before pulling the trigger on a commercial roofing project, you want to be sure that you’re comfortable with the safety measures that your roofer of choice will be employing. 

A great roofing contractor will have established safety protocols that protect all workers (and your property) from injury or damage. If they don’t that’s a bad sign. 

Before hiring a commercial roofing contractor, ask them outright about their safety record. Simply say, “Tell me about your approach to safety,” or something to that effect. A roofer that is not passionate about keeping safety priority number one is a roofer you’ll want to skip over!

Shop for Bids, but Stay Skeptical

It’s tempting to shop for multiple bids for a commercial roofing project and then just go with the cheapest option. 

Often, inferior roofing companies will cut corners in some key areas just so they can drop their prices low enough to win bids. This puts the client at risk, which is why the lowest bidder isn’t always the best to go with. 

Price should obviously be a significant factor when making your decision about which roofing contractor to choose. Be sure you gain a full understanding of the company as a whole, especially when they happen to be the most inexpensive alternative available to you.
