Also known as silicone restoration membranes, silicone roof coatings are frequently used to extend the lifespan of a commercial building’s roof. How long do they last and are they right for your particular needs? Here’s what you should know.

What They Do

Applied to an existing roof using spray equipment, silicone roof coatings are a great way to solve minor to moderate roof problems. The substance is capable of filling cracks, blisters and leaky seams. What’s more, when properly applied, a silicone membrane can last up to 15 years. With that said, there are plenty of things you should consider before deciding whether silicone roof coating is right for your needs.

Commercial Roofs

There are two basic kinds of roof coatings: acrylic and silicone. Both have desirable and undesirable qualities that make them appropriate or inappropriate for specific buildings and climates.

Acrylic coatings provide a good balance between price and performance. They work well in most climates because of their UV resistance and reflective properties. An easy material to work with, acrylic roof coatings are more likely to wear down which can result in moisture penetration over time.

Silicone roof coatings are well-suited for structures that are prone to ponding. Because it weathers better than most roof coatings, there is little to no material erosion, and silicone will not grow hard and brittle over time. On the downside, silicone roof coating will lose its reflectiveness over time. Also, when re-coating it, you must either remove the existing coating entirely or use a like-silicone product. As the old saying goes: nothing sticks to silicone except more silicone.

Is it Worth It?

Silicone coatings have rapidly become the go-to product for flat roofs, thanks to a number of compelling benefits, such as:

Little Erosion: Silicone roof coatings are highly durable in the long term. They can stand up to Mother Nature, and this resiliency eliminates the need for premature maintenance.

Cures Naturally: when it comes to curing, silicone coatings do not require special considerations because moisture helps them cure.

Puddling Protection: Flat roofs are prone to developing water puddles, which can lead to seepage or leaking into the understructure. When properly applied, silicone roof coating will hold water in place until it either evaporates or drains.

Minimal Prep and Installation: When installed by an experienced professional, a silicone membrane provides substantial savings when applied to an existing substrate that is stable and dry.

Improves the Roof Lifespan: A silicone coating can extend the lifespan of a roof that’s in relatively good condition. In many instances, it can fill in vulnerable areas such as splits, seams and cracks without extensive labor or excessive costs.

Reduced Energy Expenses: Silicone membranes are often called “cool roofs” because of their reflective characteristics. This results in lower cooling costs as sunlight is reflected away from the structure. In some instances, they can help reduce energy costs by as much as 30%.

Cheaper Installation: Since silicone roof coatings can be installed relatively quickly, a business’s daily functions aren’t interrupted. That said, for optimal results, you will need to work with a reputable roofing contractor with plenty of experience working with silicone roof membranes.

On the downside, silicone roof coatings do attract dirt and dust, which can degrade their transparency over time. It can help to pressure wash the coating about every 6 to 12 months to remove any dirt accumulation. Since the coating can be very slick, it’s important to make sure your employees are very careful when walking on the roof. You should also avoid walking on a silicone roof coating during or after a rainstorm.
