Commercial Roof Types DenverWe have been installing commercial roofing systems in the Denver metro area since 1994, and are experts with single-ply roofing installations. Single-ply roof systems provide strength, flexibility, and durability. Pre-fabricated sheets offer consistency in quality, versatile attachment methods, and broad range of applicability.
Built-Up Roofing (BUR): Built-Up roofing consists of multiple plies of roof felts laminated together with bitumen. Materials can consist of bitumen-saturated felt, coated felt, polyester felt, and other fabrics. Typical surfacing include asphalt, aggregate, emulsion or granule-surface cap sheet. Built-Up Roofing is one of the most time tested and reliable type of roof that was first used in the 1840’s. There are two type of Built-Up Roofing – asphalt and coal tar. There are many different types of materials used in Built-Up Roofing including base sheets, felts and fabrics, bitumens, and surfacing.
EPDM (Ethylene Propylene Diene Monomer). EPDM roofs are single ply membranes that offer high performance and excellent protection. EPDM has been used on commercial roofs since the 1960’s, and is a very common type of roofing material used in low-slope applications. Reasons for its popularity are that it is inexpensive, easy to install, does not have fumes and odors, and cleaner to work with than other types of built-up roofing. EPDM roofs that are properly installed last between 12 to 25 years. Various factors such as type of building, climate, foot traffic, water collection, evaporation time, affect the roof’s life expectancy.
Modified Bitumen (MB). Modified Bitumen is an asphalt roof with modifiers that give it plastic or rubber qualities. Depending on the type of substrate, a one, two, or three ply system can be installed. Modified roofing has shown to perform well on commercial and industrial applications.
PVC (Polyvinyl Chloride). PVC roofs are one of the pioneering single-ply roof materials. The first PVC roof was installed in Germany in 1966, and in a short time PVC was found on millions of square feet of commercial roofs. PVC roofs are not hard like PVC pipe because they have plasticizers. These plasticizers provide flexibility to the PVC roofing materials. PVC roofs are very strong, are resistant to chemical damage, fire, wind, and are easy to install.
TPO (Thermoplastic Olefin). TPO roofs are one of the fastest growing and most popular commercial roofing choices in Denver. TPO single ply roof membranes are constructed of ethylene propylene rubber. They are designed to deliver the durability of EPDM rubber with the added performance of hot-air weldable seams, and they are easy to install. They have excellent resistance to ozone, ultraviolet, algae, and chemical exposures. They are environmentally friendly offering heat reflective energy efficiency. TPO is also highly resistant to tear, impacts, and punctures. Colors they are typically available in include white, light gray, and black. The lifetime of a properly installed TPO roof is typically 10 to 20 years depending on the installation type.
